UWCU Office sale to UW Extension

University of Wisconsin bought the UWCU office at 3500 University Ave.

From our Village Administrator (Brian Mooney): “The Village will be receiving an $11,000 annual payment in lieu of taxes from the UW Extension beginning next tax year, due to the parcel becoming tax exempt.    The Village’s share of the prior UW Credit Union Tax Bill was $62,221, meaning the Village will see a decrease in property tax payments of ~ $51,000 starting next year.   The Tax information for the site can be found through the Access Dane website. From the Dane County site: In 2024 the UWCU paid $229,912 in total taxes. A little math places our share around 27% ($62.2k) of total assessed taxes. Now the building is owned by the UW Wisconsin Extension, a non-profit - leaving our future portion in the 4.8% range ($11k).

I asked Brian how our new percentage was determined - short answer: The State decides.

“…The Village team was informed that (I believe it is the Wisconsin Department of Administration) is in charge of calculating these property change-of-hands from taxed private property to public tax-exempt property conversions, and that roughly $11,000 figure is what our new annual payment in lieu of taxes (PILOT) will become effective next year.   It is my understanding that the $11,000 payment amount is the Village share.   There is no formal negotiation process to determine that PILOT amount, it is completely handled by the State. “
